Public-record research subscriptions
A research subscription provides access to the published property and permit research catalog for your workspace. It is separate from predictive territory subscriptions, provides no exclusivity or homeowner contact database, and does not represent experimental rankings as validated predictions. Property Data includes unranked property addresses and IDs. Job Insights additionally includes work-history assessments, opportunity filters, permit evidence and follow-up tools. Owner/contact enrichment is a separate, planned add-on that is not available for purchase. The selected plan, price, included features and monthly export allowance appear before checkout. Each downloaded row, including repeated downloads, uses the allowance; it resets on the first day of each calendar month in UTC. California housing reports may repeat projects across reporting years and do not provide complete local repair-permit coverage. Source scope and dates govern each listing.
Permitted use
Use the research catalog to investigate public property and permit records in the covered California jurisdictions. Legacy predictive products are separately limited to purchased San Diego territories. You may save owner contacts your team already has permission to reach. Parcelwise does not discover or enrich owner contact details from public records. You may not resell or share property exports, or use the scores for credit, lending, insurance, employment, housing, or tenant decisions.
Predictions and coverage
Research rankings help decide which records to review; they are experimental comparisons, not a probability that equipment needs replacement. A recent permit may indicate ongoing or completed work. Rankings do not establish homeowner intent, consent, or a guaranteed job. Public records may be incomplete or delayed. Unpermitted work is not observed. Coverage and source dates accompany the product.
Subscriptions and cancellation
Subscriptions renew monthly at the price accepted at checkout. Cancel online in Billing & plan → Manage subscription; access continues through your paid period. Failed payment does not extend access. The cancellation and refund policy is part of these terms, including the seven-day first-purchase refund for workspaces that download no more than 100 records. Other payments are non-refundable except as stated in that policy or required by law. Legacy territory and mailing products are separately priced.
Mailer campaigns
You are responsible for accurate advertising content, business identification, license information, and return address. Recipient lists for mailer-only plans remain private. Properties removed before submission are excluded and the unmailed portion is refunded. Provider-submitted mail may not be cancellable.
Account and territory limits
Keep sign-in links private. Research access is scoped to the subscribed workspace; legacy property lists are scoped to purchased territories. Seat limits apply per ZIP and trade across delivery modes. Export watermarks identify the purchasing workspace.
